Deal Sourcing and Investment opportunities
We source and package property investment opportunities for investors seeking well-considered projects, supported by clear information and thorough due diligence.
Alongside this, we specialise in bespoke deal sourcing, working closely with investors who prefer a more tailored approach. By taking the time to understand individual goals, risk appetite and time horizon, we’re able to identify and shape opportunities that align closely with individual strategies, rather than a one-size-fits-all model.
Why we are different
Before property, Rosie spent over a decade as a police detective — a background that brings a rigorous, investigative approach to every opportunity we assess. That experience now underpins how we carry out due diligence: asking the right questions, examining the detail, identifying risk and validating assumptions before a project is ever presented.
All opportunities — whether pre-packaged or bespoke — are assessed carefully, with consideration given to location fundamentals, compliance, operational viability and exit strategy. Where appropriate, we also explore how thoughtful design, repositioning or alternative use can enhance long-term value.
We believe successful investing is built on clarity, trust and communication. That’s why we work transparently throughout the process, ensuring investors feel informed, supported and confident in every decision.
What You Can Expect When a Deal Is Presented
When we present a deal, investors receive a clear, structured overview designed to support confident decision-making. Each opportunity is accompanied by a concise summary of the location and market context, a breakdown of the financials with realistic assumptions, and commentary on compliance, operational considerations and potential exit routes. Drawing on an investigative approach shaped by years of experience, risks are identified and highlighted openly — not hidden — so there are no surprises further down the line.
Our aim is not to oversell opportunities, but to present them honestly and clearly, with enough depth for you to assess suitability against your own strategy. You’ll receive transparent information, considered insight and the space to ask questions, ensuring every decision is made with clarity, realism and confidence.
What Do We Mean by “Investor”?
When people hear the word investor, they often picture someone with large sums of capital or a substantial portfolio. In reality, an investor can be anyone choosing to place their money into property with intention — regardless of whether they’re just starting out or already well established.
An investor might be someone with £5–10k looking to fund the setup of a rent-to-rent or serviced accommodation opportunity, or someone with more capital seeking a larger or longer-term project. What matters isn’t the size of the investment, but the mindset: a willingness to take a considered approach, understand the risks and make informed decisions.
We work with a broad range of investors, from first-time participants exploring their initial deal, to experienced individuals looking for bespoke opportunities. Our role is to help match the right type of project to the right level of capital, experience and appetite for involvement — always with clarity, realism and transparency.
